1. Oil, Gas and Mineral Lease dated November 11, 1972 ;

between Adams Ranch, Inc., a Florida corporation, et al. and Shell

Oil Company, recorded in O. R. Book 210, at Page 714, of the
Public Records of St. Lucie County, Florida. ~
2. Taxes for the year 1974 and subsequent years. ,
The Grantors, for themselves, their heirs, personal repre-
sentatives and assigns, do hereby warrant that, subject to the
exceptions set forth in the preceding paragraphs, they are the
owners of and have the full right to convey no less than an un-
divided one-half interest in all the oil, qas and other minerals
in and under the above-designated lands, and Grantors will defend
title to said oil, gas and other minerals against the claims and

demands of all persons whomsoever; provided that damages for
breach af this covenant shall not exceed $26,500.00.

TO HAVE AND TO HOLD the above-described oil, gas and

` other mineral rights with all and singular the rights, privileges,

~ and appurtenances thereunto pertaining,unto the Grantee, its suc-

cessors and assigns, forever.
