Together with all structures and improvementa now and hereafter on said land and the rents, issues ~

The Mortgagor hereby covenants with the Mortg,agee, that he is seized of said land in fee simple or
such other estate, if any, as is stated hecein; and that said Mortgagor dces hereby fully warrant the title to
said land, and every part thereof, and will defend the same against the lawful claims of all persons
