Whenever GENERAL DEVELOPMENT CJRPORATION, its succes.sors or assigns, shall notity the undersigned in wri4ng at the address indicated below (or at such other address as may be desig- nated by the undersigned hom time to time) that the said premises ~e not in a reasonable state oi uppearcmee ~d repair consisient with ihe general uppe~ance ~?d state of repair o! other properties within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance, etc., set iorth in smd notice within 15 days after receipt of same. 2. lf the undersigned shall lcul or refuse to accomplish the required repairs or maintencmce, etc., within the prescribed time, GENERAL DEVELOPMENT CORPORA'fION, its successors or assigns, acting by and through its duly auihorized agents may come upon the premises for ihe purpose ot doing the necess~y work. Provided, however, that such work shall be limited to lawn ~d yard mainten~ce to prevent ~ overgrown or unkempt up~~ce, and to painting dnd r.iinor repairs to the exterior ot ihe building or buildings, siiuated on the premises in order to prevent cm unsighily or unsale condition. 3. As to cmy cosis or expenses incurred by GENERAL DEVELOPMENT CORPORA170N, its suc- cesscrs or assigns, in bri~ging about cmd accomplish~ng ihe work reterred to in the notice, the under- H signed agrees to make pa~•ment thereoi within 10 days atier demand. Provided, however, that demand 1or payment shall not exceed actual eosts or expenses incuned. ~ 4.
