That the Party of the First Part, for and ir~ consideration
to the sum of Ten Dollars and other good and valuable considerations
to them in hand paid by the said Psrty(s) of the Second Part, the
receipt whereof is hereby acknowledged, has gr~nted, bargained
and sold to said Party(s) of the Second Part, hei~s-and assigns
forever, the following described real property,~located and situate
in the County of St. Lucie and State of Florida, as follows:
Condominium Parcel No. 821 of CAPSTAN I, according
to the Declaration of Condominium thereof, recorded in
Official Record Book 232, at Pages 619 thru 711, of the
Public Records of St. Lucie County, Florida.
This conveyance is subject to and by accepting this deed
the Party(s) of the Second Part do hereby agree to assume the
follawinq: ~
1. Taxes for the current year and subsequent years.
2. Conditions, restrictions, limitations, reservations, ~
easements and other matters of record.
3. The Declaration of Condominium and Exhibits attached
thereto.
4. The Articles of Incorporation, By-Laws and Declaration 1b
of Covenants and Restrictions of Ocean Village Property a~~~~
Owners'~Association, Inc., a Florida non-profit
corporation, the provisions of which docunaents run with~ ~
the land. The Grantee (s) assumes the obligations of a
member of said Property Ovmers' Association.
