EXHIBIT A -
The Grantor, as owner of the real prOperty located in
St. Lucie County, Florida, described in the attached Deed
being a portion of Section 23, Township 36 South, Ranqe
40 East, desires to ~nd does hereby impose upon the said
real property the following restrictions and covenants:
1. _ Any residential construction on the•premises
shall contain not less tha» 1000 square feet of living
area exclusive of carports, attac;led garage and porches.
2. No livestock, exceptin g only horses and cattle,
shall be kept or rr.aintained on the premises at any time.
3. No poultry shall be kept or maintained on the
nremises for co..ercial purposes.
4. No dog kennels, cat kennels or other kennels
r•?ay be maintained on the premises at any time for
co;z~mercial purposes. .
5. Tnete shall not be created or permitted to exist
on any part of the said property any dumping ground,-accumu-
~ations of debris, exposed garbage, or any foul smelling
matter whatsoever.
i o. No tents, shacks, or other structure of a temporary ~
; charac~er shall be used as a residence or as a place of
j business, '~er?~orarily or permanently on any part of the land
~ (other than temporary structures used during construction of
~ permanent buildings).
, 7. If any person shall violate or attempt to violate
~ any of the covenants, restrictions or easements herein, it
shall be lawful for any o~:~er person or persons owning any
real property situated in said section.to prosecute any
- proceedings at la~a or in equity against the perons or person
violating or_attempting to violate the same and either to
prevent hira or the:~ fro~? so doing or to recover damages zor
such violation.
8. The foregoing restrictions, covenants, burdens
~ ar.3 servitudes shall run with the land and shall remain in
~ full force and effect until June l, 1982 at which time they
~ s:~all autoraatically become null and void and of no further ~
~ effect.
