1. To pay all and singular the principal and interest and the various and sundry sums of money payable by virtue of

2. To pay all and singular the taxes. assessments. lrvies, liabilities, obligations and incumbnnces of every nature and
kind now on said dexribed propertp, and/or that hereatter ma~ be impoxd. suf[ered, placed, le~ied or assessed thereupon, -
and/or that hereafter may be levied or assessed npon this mortgage and/or the indebtedness secured hereby, each and every,
when due and payable according to law. before the~r beaome delinquent, and be[ore any interest attaches or any penalty is
incurred; and in so fu as any thereof is of record the same shali be prompdY satisiied and discharged of record and the or-
iginal ofEicial doctiment (such as, for instance. the tax receipt or the satisfaction paper oE[icially endorsed or oertified) shall
E be placed in the hands of said 11lortgagee within ten da~+s next aiter payment; and in the event that any thereot is not so
i paid, satisfied and dixharged, said 1?iortgagee may at any time pay the same or any part thereof without waiving or aifect-

~ 3. To pl~ce and mntinuousiy keep on the buildings now or hereafter aituate on said land [ire and windstorm insur-
~ ance in the usual standard policy form, in a sum not less than the highest insurable ~~alue, in such mmpany or companies as
~ may be approved by said Mortgagee; and all such insurance policies on any oi said buildings, any interest therein or part
thereof, in the aggregate sum aforaaid or in excess thereof, ahall contain the usual standard mortgagee clause making che
~ loss under said policies, each and every, garable-to said A{ortgagee as his interat may appear. and each and e~ery such policy
_ shall be prompdy delivered to and held by said 1lfortgagee; and, not less than ten daps in advance of the expiration of each
~ policy, to deliver to said 1ltortgagee a renewal thereoE, together with a receipt for the premium of such renewal; and there
shall be no such insurance placed on any ot said buildings, any interest therein or part thereof, unless in the form and with
~ the loss parable u aforesaid; and in t6e event anr sum of money becomes payable under such policy or policies said I?iongagee
~ shall have the option to receive and apply the same on accounc of the indebeedness secured hereby or to permit said rtorcga-
gor to receive and use it or any part thereo[ for other purposes without thereby waiving or impairing any equity, lien or
~ right under or by virtue of this mongage: and in the event said Mortgagor shall for any mason fail to keep the said premises
-so insured, or fail to deliver prompdy any of said policies oE insurance to said Ntortgagee, or faii prompdy to pay fully any
~ premium ehtretor, or in any respett fail to perform, discharge, execute, e[[ect, complete, comply with and abide by this rnw
' enant> or any part hereof, said Moxtgagee may place and pay for such insurance or any part thereot without waiving or
