HomeMy WebLinkAbout0912 The property that is the subject matter of this conveyance is a portion of a larger parcel of real property, encompassing the property that is the subject matter of this transaction, an undivided 1/2 interest in and to said larger parcel having been conveyed to the Gran[ee herein by virtue of that certain warranty deed recorded in official records book 209 at Page 1910 of Ghe'Public Records of St. Lucie County, Florida By virtue of this instrument, the Grantee herein, Leon D. Miller, owns an undivided 75X interest, as tenant in common, in and to the real property that is the sub~ect matter of this instrument and described above, together with M. A. Ramsey, that latter owning an undivided 25X interest in and to the same. This conveyance is sub3ect to the following: (1) real property taxes on the sub~ect property for the year 1974 and subsequent years; (2) Mortgage from Phillip P. Zipes to Leon D. Miller dated March 1, 1973, recorded in Official Records Book 212, at Page 1457 of the Public Records of St. Lucie County, Florida, and subsequently assigned to Leon D. Miller and Milton Peskin, as joint tenants with right of survivorship and not as tenants in common, as trustees, securing a note in the original and present principal sum of $100,000.00 which Leon D. Miller does, by the acceptance of this deed, expressly assume and to pay; mortgage executed by M-W-G Corporation and Lakeside Gardens, Inc. in favor pf First Federal Savings ~ Loan Association of Ft. Pierce, dated April 24, 1971, recorded in Official Records Book 192,at Page 611 of the Public Records of St. Lucie County, Florida, securing an indebte3ness in the original sum of $700,000.00; (3) Mortgage from M-W-G Corporation and Lakeside Gardens, Inc., to First Federal Savings ~ Loan Association of Ft. Pierce, dated December 21, 1971, recorded in Official Records Book 198, at Page 1653 of the Public Records of St. Lucie County, Florida, securing an indebtedness in the original principal sum of $100,000.00; (4) Mortgage from Lakeside Gardens, Inc. and M-W-G Corporation to Sta Lucie County Bank, dated November 7, 1972, recorded in Official Records Book 208, at page 145, of the Public Records of St. Lucie County, Florida, securing an indebtedness in the original principal sum of $150,000.00; (S) Restrictions and limitations of record common to the neighborhood, and subject to any easements ~ for public utilities, which iaay be or record, or may become liens through pending ~ legislation.
