of said Lease in the future.
2.8 Cor~non expenses include:
(a) ~cpenses of administration and management of
the Association and of the Condominium property.
~ (b) Expenses of maintenance, operation, repair or
replacement of the common elements, limited common elements,
and of the portions of the apartment to be maintained by the
Association.
(c) The costs of carrying out ~he powers and duties
of the Association.
. (d) The costs and expenses under the terms and
provisions of t}~e Ninety-Nine Year Lease.
(e) Expenses declared common expenses by the pro-

An~ valid charge against the Condominium property
as a whole.
2.9 Condominium means all of the condominium property as
a whole when the context so pennits, including the lands and ,
all improvements thereon, and all easements and rights of way }
appurtenant thereto intended for use in connection with the =

2.10 Utility services shall include but not be limited to
electric power, gas, water, air conditioning, and garbage
and sewerage disposal. .

t 2.12 Ft. Pierce Construction Corp. reserves unto itself, ~
~ its successors or assigns all riparian and littoral rights
~ to the property described herein together with a perpetual
~ easement for lateral support to any bulkhead or seawall and
~ a perpetual easement for adequate ingress and egress to,
~ upon and over the property described herein for access to
~ and from said riparian rights.

~ 3. The Condominium is described as follows:
