THIS LEASE entered into by and between Ft. Pierce Construcfiion
Corporation, a Florida corporation, hereinafter called the "Lessor", and
COLONNADES CONDOMINIUM ASSOCIATION N0. 11 , INC., a corporation not for
profit under the laws of the State of Florida, hereinafter called the

TO JULY 1, 1974, WHICH LEASE FORM IS USED FOR
THE MAKING OF ALL LEASES OF THE LEASED
PROPERTY AND AS TQ SUCH OTHER PROPERTY TNAT
MAV RF ADDED TO THE LEASED PROPERTY IN
ACCORDANCE WITH THE TERMS 0~ THE LEASE.
THEIt~:£ORE, NOTHI NG CONTAINED IN F.S. 711.63,
O~HER T}iAN 711. 64 (4) , and F. S. 711. 64 SHALL
AFFECT THIS LEASE.
?V I T N E S S E T H :
l. Demise. Upon the terms and conditions herein set farth and in
consideration of the prompt payment frmn time to time by the Lessee of the
rents and other swns of money hereinafter set forth, and in consideration
of the prompt and continuous performance by the Lessee of each and every
of its covenants and agre~nents herein made to be kept and performed,
the Lessor does hereby lease, let and demise unto the Lessee, and the
Lessee does hereby lease of and from the Lessor, the following described
property, lying and being situ~te in St. Lucie County, Florida, to-wit:

~ Al1 of said property, together with the appurtenances thereto and to-
~ gether with all improvements, buildings and structures now or hereafter
~ placed thereon, and all furniture, furnishings, fixtures, machinery and

; thereof, being hereinafter called, referred to and included within the `
~ term "Demised Premi.ses''. -

2. Term. The terms of this Lease shall commence as of the date
~ upon which the Declaration of Condominium of COLONNADES CONDOMINIUM ~
N0. 11 , INC., hereinafter referred to as the 'TCondominium", shall be =
~ recorded amongst the Public Records of St. Lucie County, Florida, and shall 1
~ continue thereafter for a period of ninety-nine (99) years.

3. Use of Premises. The Lessee is the association formed pursuant ~
~ to the applicable provisions of the Florida Statutes for the purpose ~

~ of managing the affairs of the Condominium. The Lessee has entered into ~
~ this Lease to make available the demised premises for the recreation, ~
leisure time activity, health, use, benefit and enjoyment of the apart- ~
- ment unit owners and/or the apartment unit occupants of the Condominium {
as they may from time to time exist during the te~n of this Lease.
- Use of t}~e Demised Premises by the Lessee shall be Non-Exclusive, it
=y being hereby aclmowledged and agreed that the Lessor has heretofore
or shall hereafter enter into similar non-exclusive ninety-nine year
~ leases with other condominium associations formed for the purpose of $
administrating the affairs of other condominiums at the Colonnades ;
