The \lortgagee may, at his opt~on. and without waivi~g his right to accelerate the indebtedness hereby secured and to foreclose the ~ame, pay either befote or aftet delinquency any or all of those certain obii~ations required by the terms hereof to be paid by the !~lortgagot for the protectio~ of the mc~ttgage security or for the col- lection of the indebtedness hereby secured. That the abstract or abstracts of title covering the mortgaged property shall at all times, duri~g the life of this mortgage, remain in possession of the Mortgagee and in event of the foreclosure o[ this mortga~e or other transfer ot title to the mortgaged property in extinguishment of the indebtedness secured hereby~ all right. title and interest of the !Nurtaagor in and to any such abstracts of title shall pass to the purchaser or grantee. 4. To the extent~ of the indebtedness of the Mottgagor to the Mortgagee described herein ot secured hereby. the Atortgagee is hereby subrogated to the lien or liens and to the tights of the ownets and holders thereof of each and every mortgage, lien or other incumbrance on the land desctibed herein which is paid and!or satisCed, in whole or in part, out of the proceeds of the loan described herein or secuted herebv. and the res~ective liens of said mortgages, liens or other incumbrances, shall be and the same and each o[ them heteby is preserved and shall pass to and be held by the Mortgagee herein as security for the indebtedness to the Mortgagee herein described or hereby securzd, to the same extent that it would have been preserved and would have been passed to and been held by the ~lortgagee had it been duly and regularly assigned, Uansferted, set over. and deliveted unto the Mort- gagee by separate deed of assignment, notwithstanding the fact that the same may be satisfied and cancelled of record. it being the intention of the parties hereto that the same will be satisfied and ca~celled of record by the holders thereof at or about the time of the recording of this mortgage. In the event the ownership of the mortgaged premises. or any part thereof. becomes vested in a person ~ other than the 1lortgasor, the \lortgagee may, without notice to the Mortgagor, deal with such successor or suc- cessors in interest witfi reference to this deed and the debt hereby secured. in the same manner as with the Mort- gagor without in any way vitiating or discharging the Mort~a~ot's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged and no [orbearance on the part of the Mortgaaee, and no ex- ' tension of the time for the payment of the debt hereby secured ~iven by the Mortgagee shall operate to release, discharge. modify. change or affect the original liability of the Mortgasor herein either in whole or in part. 6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebted- ness, however evidenced, wh-ther by said promissory note or any renewal or extension thereof or substitute there- for. or otherwise, until all such indebtedness shall have been fully paid. 7. /n the event the mortgagors sell, convey or transJer tbe mortgaged pre~nises during the lije of this r?iort- gage, then this mortgage shall, at the op~ion oJ the Afortgagee herein, beco,ne inimediately due and payable Jor the jull swn oJ the principal balance ond in~erest then due. 8. The terms "Mortgasor" and "titortgagee" whenever used in this instrument shall include the heirs, personal representatives, successors and assigns of the respective parties hereto.
