ments and perform the covenants hereinbefore mentioned on her
part to be performed, then the party of the first part will
forthwith tender a good and sufficient warranty deed of convey-

ance to the party of the second part.
IN THE EVENT OF FAILURE OF the said party of the second
part to make any of the payments, or any part thereof, promptly ~

on the dates specified, or fail to perform any of the covenants ~

on her part hereby made and entered into, this contract shall, ~
at the o tion of the party of the first part, be forfeited ~

and terminated, and.the party of the second part shall forfeit ~

all payments made by her under this contract, and such payments i

shall be retained by the said party of the first part in full ~
satisfaction and liquidation of all damages by him sustained; ~

and the said party of the first part shall have the right to
re-enter and take possession of the premises aforesaid withouz `
