TbGETHER will all tenements, hereditaments, and appurtenances thereto belonging or in anywise appertaining. . TO HAVE AND TO HOLD the same in fee simple forever. AND the Grantor hereby covenants with said Grantee that it is lawfully seized of said land in fee simple; that it has good right ~ and lawful authority to sell and convey said land, that it hereby fu11y warrants the title to said land and will defend the same against the lawful claims of a11 persons whomsoever; and that said land is free to all encumbrances, except taxes accruing subsequent to December 31, 1974. . This conveyance is subject to the following restrictions, con- ditions, covenants and reservations which are specifically imgosed- on the land conveyed above. . 1. No building shall be constructed nearer than 50' to the bulkhead line of the channel situate on the property herein conveyed. ~ 3. Grantee shall not erect buildings or other appurtenances ~ on more than SO$ of the available dry land situate on the premise~ ~ conveyed herein. ~ al ~ S.
