12. Grantor retains the right to approve the design, standard,

location, site and type of any and all structures or improvements t

on th~ property, including docks and landscaping. No building,
. . ~
structure, or improvement on the property shall be commenced or
erected without the Grantor's written permission and approval of
the plans and specifications for same, which permission and approval
shall not be unreasonably withheld.
13. Grantor may from time to time adopt regulations governing
the maintenance of buildings~, docks, structures, landscaping, signs
and other aspects of the operation conducted on the property, in
accordance with these restrictions. Grantee agrees to abide by
such regulations so adopted upon receiving notice of same.
14. Should the Grantor, its successors or assigns, employ
counsel to successfully enforce any of the covenants, conditions,
reservations, or restrictions, by reason of such breach, all costs

incurred in such enforcement including a reasonable f~e for counsel
shall be paid by the Grantee, its successors or assigns, and the
Grantor, its successors or assigns, shall have a lien upon such
property to secure payment of all such accounts. ~

; 15. Grantor expressly reserves the right ~o release Grantee
~ ~ ~
~ from any or all of the restrictions, conditions, reservations and

~ covenants herein imposed at any time, by written instrument in such
form as to entitle it to be placed on record in the public records
of St. Lucie County, Florida.
16. All of the conditions, covenants, restrictions, and reser-
vations set forth herein shall run with the land and the Grantee,
by accepting the deed to said premises, accepts the same, subject

~ to such conditions, covenants, restrictions, and reservations and
~ agrees for itself, its successors and assigns, to be bound by each
~
~ of such conditions, covenants, restrictions and reservations join.tly,
~ se~arately and severally. .

IN WITNESS WHEREOF, the Grantor has caused these presents to
