The Grantee by acceptance of the foreqoing Warranty Deed and execution of this
Acknowledqment and Ratification by Grantee, acknowledges receipt of copies of the
Declaration of Condontinium described above, includinq the provisions of all of its
exhibits, and that conveyance by such deed is subject thereto. The Grantee dces further i
heraby ratity, confirta and approve all of said provisions (includiriq the WINDMILL VILLAGE '
BY THE SE~1 RECREATION CENTER LEASE as filed for record in Official Records Book 189 on
Pages 1829 through 1886 in the Public Records of St. Lucie County, Florida, and the acts
of the Officera and Directorscf WINDMILL VILLAGS BY THE SEA CONDOMIN2UM NO. 1 ASSOCIATION,
INC., a Florida corporation not for profit, in makinq and enterinq into said Lease). The
Grantee aqrees to be bound by all of said provisionss the Grantee acknowledqes and agrees
that all of said provisions are reasonable, fair and equitable; the Grantee hereby impresses
a lien upon the land and real property described above, as security for his obligations,
as described in said Declaration of Condominium and its exhibits; and the Grantee
acknowledqes and agrees that said Declaration of Condominium, its exhibits and the Sales
Contract executed by the Grantor and the Grantee contain all of the warranties,
representations and inducements concerninq the purchase by the Grantee of the land and
real property described above. f
