WITNESSETH: That the grantor, for and in consideration of the sum

whereof is hereby acknowledged, by these presents does grant,
bargain, sell, alien, remise, release, convey and confirm unto

the Declaration of Condominium thereof as recorded in Official
Record Book 189 on pages 1887 through 2007, inclusive, of the

Subject to the following: All of the provisions of the Declaration
of Condominiwn of Windmill Village by the Sea Condominium No. 1 as
recorded in Official RecordBook 189 on pages 1887 through 2007,
inclusive, of the Fublic Records of St. Lucie County, Florida,
including the Exhibits attached thereto and taxes for the current
year and restrictions, covenants, easements, and reservations of
re cord .
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.

j TO HAVE AND TO HOLD, the same in fee simple forever.
~ AND the grantor hereby covenants with said grantee that it is law-
~ fully seized of said land in fee simple; that it has good right and
~ lawful authority to sell and convey said land; that i.t hereby fully
~ warrants the title to said land and will defend the same against
~ the lawful claims of all persons whomsoever; and that said laad is
~ free of all encumbrances. Aowever, this sale is made subject to
~ the Declaration of Condominium and all other condominium instru-
