8. This Agreement, unless sooner terminated as herein- ?

after provided, shall extend,to and include the 31st day of July, i

1980, but may be sooner terminated by the Owner in the event ~

of a bona fide sale, such termination to be effective as of ~
July 31, 1976, or any anniversary thereof, thereafter; provided,
hawever, all monetary advances and charges theretofore made
by Egan in pursuance of this agreement are fully paid. Egan ~

may sooner terminate this agreement as of July 31, 1976, or ~
any anniversary thereof;thereafter. In~the event of such sooner

termination by either party hereto, not less than thirty days of ~
~
notice in writing, prior to such anniversary date, must be r
given by the party desiring such termination to the other party. ~

9. If recourse is had to the courts for the enforcement ~
or interpretation of the rights of either party hereto, the ~
~
~
prevail'ing party shall recover its reasonable attorney fees from ~
the other party. ~
10. This agreement shall be binding upon the successors ,
~

and assigns of the respective parties. ~
