" The Mortgagors for themselves, their heirs, legal repre- #
sentatives and assigns does covenant with said Mortgagee, ~
~ its heirs, legal representatives and assigns, that the Mortgagors
are indefeasibly seized of the property in fee simple; that the

~ Mortgagors have full power and lawful right to convey the Property
~ in fee simple as aforesaid; that it shall be lawful for the
Mortgagee, their heirs, legal representatives and assigns, at
~ all times peaceably and quietly to enter upon, hold, occupy and
= enjoy the property; that the property-is free from all encumbrances;
~ that the Mortgagors, their heirs and 1ega1 representatives, will
~ make such further assurances to perfect the fee simple title to
~ . the property in the Mortgagee, their heirs,~legal representatives
and assigns, as may reasonably be required; and that the Mortgagor
