1. To pay all and singular the principal und interest~and other sums of money payable by ~
virtue of said promissory note and this deed~ or either~ promptly on the days respectively '
- ~ the same severally become due. ,
2. To pay all and singular the taxes~ assessments, levies. liabilities, obligutions and incum-
brances of every nature on said described property~ each und every. and if the same be not
promptly paid the ssid Mortgagee~ its successors, legal representati~~es or assigns. may at any
time pay the same without ~vaivins or affecting the option to foreclose or any right hereunder,
and every payment so made shall bear interest from the date thereof at the rate of ten (10 )
per cen~ per annum.
3. To pay all and singular the costa~ charges and expenses. including lawyer's fees, rea-
sonably incurred or paid""at any time by said Mortgagee. its succesors. legal representatives or
assigns, because of the failure on the part of the said liortgagors ~ their heirs. legal
representatives or assigns to perform~ comply with and abide by each and every the stipulations.
agreements. conditions and covenants of said promissory note_ and this deed. or either. and
every such payment shall bear interest from date at the rate of ten (10 )_per cent. per annum.

~ To permit, commit or suffer no waste, impairment or deterioration of said property or
any part thereof.

~ - 7. Wherever the Mortgagee is in this instrument given the
~ option to accelerate the maturity of the mortgage debt, the
~ Mortgagee, to the extent permitted by law, may do so without
~ notice or demand to or from the Mortgagor, except as otherwise

specifically provided herein.

8. To the extent permitted by law, the rights and remedies
4 provided for herein, or which the Mortgagee may otherwise have,
z~ (including but not limited to the right to damages by reason of
r~ the Mortgagor's failure to keep, observe and perform any of the
~ ~
~ covenants, conditions or agreements contained in this Mortgage)
shall be distinct, separate and cumulative, shall not be deemed ~
~ to be inconsistent with each other, and none of them, whether or ~
~ not exercised by the Mortgagee, shall be deemed to b~nexclusion ;
~ of any other, and any two or more or all such rights and remedies ~
~ may be exercised at the same time.
