(b) the failure to make any deposit for
the payment of any Impositions or increased premiums
required Co be deposited by the Mor~gagor pursuant
to Article 10 hereof;
(c) the failure tio comply with the terms,
covenants and conditions of any lease comprising
or affecting the Premises or any part thereof;
(d) the failure on the part of the
MortgaRor to duly perform and observe any of ~
the other terms, covenants or cond3.tions required
to be performed and observed by the Mnrtgagor
under the Note, the Mortgage or this Agreement,
~ including, but not limited to the following:
(i) any default by the Mortgagor
in compliance with the provisions of
Article 20 of this Agreement;
(ii) the failure to keep the Im-
provements and Chattels covered by this
Mortgage insured against loss by fire
and extended coverage as herein re-
quired, rent insurance and such other
hazards as the Mortgagee may require .
or to deliver the original policies of
such insurance to the Mortgagee;
(iii) the failure to furnish the
' Mortgagee, upon request, a statement
~ of the amount due on the Note snd Mortgage
` and whether any offsets or defenses exist
? against the indebtedness evidenced
` thereby, or a financial statement of
~ the operation of the Premises; ;

~ (iv) the actual or threatened al-
~ teration, demolition or removal of any
~ of the Improvements without the written
~ ~onsent of the Mortgagee;
(v) the failure to exhibit to the
Mortgagee, after demand, receipts show-
~ ing payment of insurance premiums and all
~ Impositions required to be paid by the
~ Mortgagor;

(vi) if, after notice, the Improve-
~ ments and the Chattels are not maintained
~ in good repair and in rentable or tenant-
~
~ able condition;
~ ~
~ (vii) the failure to comply with any
requirement or order or notice of viola-
~ tion of law or ordinance issued by any govern-
~ mental department claiming jurisdiction over
the Premises;
