E Mortgagors shall make all payments and otherwise keep the ~
~ f"first mortgage, herein assumed, held by Southeastern Mortgage Co.,
< in full force and effect. Any default in the payment or otherwise
~ l~shall entitle mortgagees to make payment in default and/or otherwise
~ ~!cure any default and/or, alternatively and cumulatively, to accelerat
~ ~ the second purchase money mortgage, intending that any default under
;~the first mortgage shall be an automatic default under the second pur
i`chase money mortgage.
~ The parties agree that, upon payment in full of the first
'.~mortgage, the second purchase money mortgage payment shall be increas d
i.by the amount of the first mortgage payment, less taxes and insurance
i;intending that the amount required ta pay the monthly principal and
~;interest under the first mortgage shall be applied to amortize the
~ ;;second purchase money mortgage upon payment in full of the said first
~ ;~mortgage. The second purchase money mortgage shall become due and pa -
~ i!able in the event the mortgagors sell, convey or alienate said proper y,
