ownership of the premises.
11. That no waiver of any covenant herein or of the obligation secu~ed hereby s~all a! any time thereafter be held to be
a waiver of the terms hereoi or ot the note secured hereby.
12. That if the Mo~tgagors default in any oi the covenants o~ ag~eements contained herein, or in said note then the
Mortgagee may pe?torm the same, and all expenditures (including reasonable attorney's tees) made by the Mo~tgagee in so doing ;
shall draw interest at the ?ate of eight percentum (8q(,) per annum, and shall be repayable immediately and without demand by ~
the Mortgagors to the Mortgagee, and. together with inte~est and costs accruing thereon, shall be secured by this mortgage.
13. That the maiting ot a written notice or demaRd addressed to the owne? oi record of the mortgaged premises, o~ directed
to the said owner at the last address actually turnished to the Mortgagee, or directed to said owner at said mortgaged p~emises.
and mailed in the United States mails, shall be suNicient notice and demand in any case arising under this instrument and re- ;
quired by the provisions hereof or by taw. t
14. This Mortgage shall secure not ony existing i~debtedness, but also such tuture advances. whether such advances are
obligatory or to be made at the option of the Mo~tgagee. or otherwise, as are made within twenty (20) years from the date here-
of, to the same extent as i! such future adva~ces were made on the date ot the execution oi this mortgage. but such secured
indebtedness shall not exceed at any time the maximum principal amount oi ='~~000.00 , plus interest. and any
disbursements made for the payment of taxes, levies or insurance. on the property covered by the lien of this mortgage. with in-
terest o~ such disbursements.
The covenants herein contained shall bind, and the benefits and advantages shall inure to, the respective heirs, executors.
administrxiors and assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plural the singu-
lar, and the use of any gender shall include all genders.
