10. That the Mortgagors will give immediate notice by mail to the Mortgagee ot any conveyance. transfer or change of
ownership oi the premises.
11. That no waiver oi any covenant herein or of the obligation secured hereby shall at any time thereafter be held to be
a waiver oi the terms he~eoi or of the ~ote sccured hereby.
12. That if the Mortgagors defauit in any of the covenants or agreements contained herein, or in said ~ota tben the
n~ortgagee may pe~form the same, and all expenditures (inciuding reasonable attorney's tees) made ~y the Mongagee in so doing ~
shall draw interest at the rate of eight percentum (8°/,) per annum, and shall be repayable immediately and without demand by ;
the Mortgagors to the Mortgagee, and, together with interest and costs accruing thereon, shall be secu~ed by this mortgage.
•13. That the mailing of a written notice or demand addressed to the owner oi record of the mortgaged premises, or directed
to.the said owner at the last address actually furnished to the Mortgagee, or directed to said owne~ at said mo~tgaged premises,
and mailed in the United States mails, shall be sufficient notice and demand i~ a~y case arising unde~ this instrument and re-
quired by the provisions hereof or by law.
14. This Mortgage shall secure not only existing indebtedness, but also such future advances. whether such advances are
obligatory or to be made at the option oi the Mortgagee, or otherwise, as are made within twenty (20) years from the date here-
of, to the same entent as if such future advances wcre made on the date of the execution of this mortgage. but such secured
indebtedness shall not exceed at any time the maximum principal amount of = 2~j~0f~.00 . plus interest, and any
disbursements made for the payment of taxes, levies or insurance, on the property covered by the lien of this mortgage, with in-
terest on such disbursements.
The covenants herein contained shall bind, and the benefits and advantages shall inure to, the respective heirs, executors,
administrators and assigns of the parties hereto. Whenever used, the singular number shall include the plural, the plural the singu•
lar, and the use of any gender shatl include all genders.
