Purchaser, by ac~ept~nce and execution of this Receipt,
acknowledges that this purchase of a condominium unit at OC~AN
VILLIIGC OI' IIUTCNINSOP] ISLA:JD is suUject in every respect to the
Declaration of Condominium as to tlie condominium in wtiich l~is unit
is located and ExhiUits attached thereto, including but not limited
to (whether the sar.ie are attached to the Declaration or referred to
therein), the By-Lacvs of the Association, Articles of Incorporation,
the Rules and Regulations, copy of projected operating budget, cony
of sales brochure and floor plan of apartment purchased by Purchaser,
and all Ar,iendments to the aforesaid Declaration and Exhibits and the
Articles of Incorporation, By-Laws and Declaration of Covenants and
Restrictions of the Property Owncrs' Association; and Purchaser
further acknowledges receipt of and reading and examination of said
Declaration, its Exhibits, and budget, sales brochure and floor plan,
and acknowledges that each and every provision of the foregoing is
essential to the successful operation and management of the Condo-
minium property and is in the best interests and for the benef it of
all the owners therein. Purchaser and all owners of parcels in the
aforedescribed Condominium cove~ant and agree to abide by each and
every provision of said Declaration of Condominium and Exhibits ~
attached thereto. Purchaser hereby ratifies and confirms and anproves
all of the terms and provisions of said Declaration of Condominium
and Exhibits attached thereto, and agrees that the assessment~under
the Property Owners' Association documents referred to above and the
provisions thereof are reasonable, fair and equitable, and said Pur-
chaser acknowledges and confirms that the Declaration of Covenants
and Restrictions of the Property Ocaners' Association has encumbered
and ir.ipressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligatior.s under the said ~eclara-
tion af Covenants and Kestrictions oi the Property Owners' I~ssocia-
tion and said Purchaser assumes the obligations as to the Property
Owners' Association as to his condominium parcel. Purchaser conf irt!?s
that all warranties, representations and inducements if any, are as
contained in the aforesaid Declaration of Condominium and E,chibits
attached thereto, and the common expenses and the sums due under the
~ Property Ocvners' Association and other charges are estimated only.
t No warranty or guaranty is made or intended, nor may one be relied
~ except where the same is specifically ~aarranted or guaranteed in
~ said Declaration of Condominium and the Exhibits attached thereto.
