KNOW ALL 1~I BY 1HFSB PRESBNTS that W. F. Ni.cholson and Ruby 8. Nicholson,
hia wife, of 3940 Orange Avenue, Ft. Pierce, Florida, County of St. Lucie
and State of Florida, in consideration of the sum of Oae Dollar ($1.00)
and other valuable considerations, receipt of which is hereby acknowledged,
do hereby grant to the Florida Power ~ Light Campany, a corporation
organized and existing under the laws of the State of Florfda, whose
address is P.O. Box 3100 (4200 West Flagle~ St.) Miami,Florida, and its
successors and assigns, an easement forever for a right-of-way 3 feet in
width to be used for the construcCion, operation and maintenance of one or
more electric transmission lines, including wires, in, over, upon and
across the following described lands of the Grantors, situated in the
County of St. Lucie and State of Florida and more particularly described as
follows:

All that part of the SW 1/4 of the NW 1/4 lying South of the North St.Lucie
River Drainage District Canai No. 4, and North of the right-of-way for
Orange Avenue Bxtension, excepting therefram the West 115 feet of Section
8, lbwnship 35 South, Range 40 Bast, St. Lucie County, Florida. It is the
intent that this easement granted herein be ad3acent to and parallel with the
North right-of-way of Orange Avenue Extension as it now exisCs.
It is further understood and agreed by Grantors and Grantee herein that there
is to be one (1) concrete pole structure in the-West five (S) feet of the
South three (3) feet of the property as described above.
~ It is further understood and agreed by Grantors and Grantee herein that the
Grantee has the right to remove one (1) palm tree in the area described
above and that all other r~naining trees are not to be removed. However,
Grantee shall have the right now and herein,after to trim any rmiaining
trees on .the South side only and shall be limited to trimming those trees
whose growth represent a hazard to above referred to transmission lines.
It is further understood and agreed by Grantors and Grantee herein that there
shall not be any electric distribution lines attached to aforesaid structure
but may be in~tead placed in coaduit undeiground within the above described
three (3) foot easement. . -
Together with the right to reconstruct, inspect, alter, improve or remove
such transmission lines within the righC-of-way above described, with all
rights and privileges necessary or cotlvenient for the full enjoyment or the. a
use for the above mentioned pruposes. ~

; The Grantors, however, reserve the right and privilege to use the above-
described right-of-way for agricultural and all other purposes except as
' herein granted or as might interfere with Grantee's use, occupation or
i enjoyment thereof, or as might cause a hazardous condition; and provided
~ further by way of illustration and not of limitation to the grant herein
made, no portion of the right-of-~,tay shaZl be excavated or altered without
i written pezmission of the Grantee and no building, structure or obstruction ~
~ shall be located or constructed on said right-of-way by the Grantors,
; their successors, heirs or assigns.
