THIS WARRANTY DEED made and executed the 21st day of March ,

Island, Jensen Beach, Florida, hereinafter called the grantor, to:

WITNESSETH: That the grantor, for and in consideration of the sum

bargain, sell, alien, remise, release, convey and confirm unto

toqether with all of the appurtenances to said Unit.

All of the provisions of the Declaration of Condomini~n of the Declaration of
Condominium of WINDMILL VILLAGE BY ~liE SEA CONDQMINIUM NO. 1 as recorded in
Official Record Book 189 on pages 1887 through 2007, inclusive, of the
Public Records of St. Lucie County, Florida, incl~:ding the Exhibits attached
" thereto and taxes for the current year and restrictions, covenants, easements
and reservations of record.
TOGETHER with all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.

! AND the grantor hereby covenants with said grantee that it is law-
E fully seized of said land in fee simple; that it has good right and
I lawful authority to sell and convey said land; that it hereby fully

~ the lawful claims of all persons whomsoever; and that said land is
s free of all encumbrances. However, this sale is made subject to
; the Declaration of Condominium and all other condominium instru-
~ ments, restrictions and easements of record, and taxes accruing
