~ A~1D THE SAID MORTGAGOR, for itself. its successors and

I assigns, does hereby covenant and agree:

; 1. To pay all and singular the principal, the interest and ;
i other sums of money pa,yable by virtue of the said promissory note, and this '

I Paragraph 6 below, each and every promptly on the days, respectively, the ~

2. To pay all and singular the taxes, assessments, levies,
, liabilities, obligations and encumbrances of every nature and kind now on said

every of them; and if the same, or any part thereof, be not promptly paid when .
due and payable, said Nlortgagee, its successors or assigns, may, at any s

time, pay the same, without waiving or affecting the option to foreclose this _
mortgage and said mortgages referred to in Paragraph 6 below, by reason of
such default, or any right hereunder, and every payment so made shall bear
interest from the date thereof at the rate of 10-1/2% per annum, and all such
payments, with interest as aforesaid, shall be secured by the lien hereof. -
3. To pay all and singular the costs, fees, charges and
expenses, of every nature and kind, including the cost of an abstract of title
to the above described lands found tQ be convenient or expedient in connection
with any suit for the foreclosure of this mortgage, and the said mortgages
referred to in Paragraph 6 below, also inc2uding all costs and expenses of the
said suit, including attorney's fee, to the attorney of the complainant fore-

closing, of $15. 00 and ten percent (10%), upon the amount decreed to the ~

complainant, or fixed by agreement before decree, which costs and fees shall
be included in the lien of this mortgage and the said mortgages referred to in ~

Paragraph 6 below, and in the sum decreed upon foreclosure, because of the ~

failure on the part of the said ~lortgagor, its successors or assigns, to
perform, comply with and abide by all or any of the covenants. conditions and -
