All of the conditions, covenants, restrictions, and reser- ~ vations set forth herein shall run with the land and the grantee, by accepting the deed to said premises, accepts the same, subject to such conditions, covenants, restrictions, and reservatiuns and agrees for himself, his heirs and assigns, to he bound by each of such con- i ditions, covenants, restrictions and reservations jointly, separately and severally. 14. The covenants and restrictions set forth in Paragraph 1 hereof shall cease, terminate and be of no further force ar effect at such time as grantor, it successors or assigns shall use any por- tion of the property presently owned by grantor abutting the man- ~ made channel and not conveyed herehy for any substantial purpose j ~ - E other than (i) marine research, scientific, educational purposes, ~ (ii) commercial purposes similar to those for which such property ~ ~ ~ is presently being used by grantor or its lessees, or (iii) single, € s ~ one-family residential purposes. & ~ 15. The covenants and restrictions set forth in Paragraphs ~ ~ 4 ~ 3, 8, 9 and 10, respectively, shall cease, terminate and be of no ~ ~ further force or effect at such time as grantor, its successors or ~ assigns, shall fail to observe the same restrictions with respect , ~ to any of the property presently o~ned by grantor abutting the ~ man-made channel and not conveyed hereby. ~ ~ 16.
