INC, , and VENTURE OUT MOBILE HOMEGWNERS - Prospective Land

WITNESSETH: - ~
- A. The Prospect?ve Land OV~ners shall receive permanent
rights to use all common properties present~y owned by Venture Gut

~ in America, Inc. , including, but not limited to the following:
1. Clubhouse, swimming pool, marina and adjacent
pla.yground.
2, Access to the ocean from AIA, the amount of said
' access to be equivalent or the same as access that
may be provided as permanent access to the Venture
~ Cut at India.n River and Venture Cut at Sa.int Lucie .
Property owners; such permanent access to be
minimum of ten (10) feet.
3. Fisherman's Boulevard from AIA ta Wahoo Street.
~ 4. Store building, office building and property they are
~ located on, along with the parking area provided for

! them.

€ 5. Sewage treatmeni plant and adjacent storaqe area, 3
€ Wahoo and Snook Streets. ~

~ 6. Right of way for all utilities including water, electricit ,

F In the event that Venture Gut in America, Inc. , sells, conveys

~ or otherwise transfers title to the above-m~nt~oned properties, such

common properties excluding the store build'mg, office building and
~ sewage treatment plant, shall be operated exclusively for the t~nefit of

th~ m2mbers of Venture Cut at Saint Lucie, inc. , Venture Gut at
~ Indian River, Inc. , and Venture Harbour, Inc. , on a nan-profit basis,
