Purchaser, by accep~ance and execution of this Receipt,
acknowledges that this pur~hase of a condorninium unit at OCEAN
VILLIIGC OF IlU'PC~IItJSOP7 ISLAtJD is subject in every respect to the
Declaration of Condominiu~ as to the condominium in which }~is unit
is located and ~xhibits attached thereto, including but not limited
to (ti•~licther tl~c sar.ie are attached to the Ueclaration or referred to
th~rein), the IIy-Laws of the Association, Articles of Incorporation,
the ltules and Regulations, copy of projected operating budget, copy
of sales brochure and f loor plan of apartment purcl;aseci l~y Purchaser,
and all Amendments to the aforesaid Declaration aiid Exhibits and the
Article~ of Incorporation, By-La~~s and Declaration of Covenants and
Restrictions of the Property Owners' 1lssociation; and Purchaser
furtZier ackno~~Iedges receipt of and reading and ex~~mination of said
Declaration, its ExhiUits, and budget, sales brochure and floor plan,
and acknowledges that each and every provision of the foregoing is
essc~ntial to the successful operation and management of the Condo-
minium propsrty and is in the best interests and for the benefit of
al~ the owners thcrein. Purchaser and all owners of parcels in the
aforedescribed Condominium covenant and agree to abide by each and
every provision of said Declaration of Condo*ninium and Exhibits
attached thereto. Purchaser hereby ratifies and confirms and an~roves
all of the terms and vrovisions of said Declaration of Condominium
and E~:hibits attached thereto, and agrees that the assessment under
the Propert-y Owners` Association documents referred to abave and the
provis.i.ons thereof are reasonable, fair and equitable, ~and said Pur-
chaser acknotti•ledges and confirr•?s that the Declaration of Covenants
and Restrictions o£ the Propzrty O:vners' Association has encumbereci
and ir.ipressed a lien upon the Condominiam garcel being conveyed to
Purchaser, as security far t-iis o~liga~ion~ undcr thc saicl ~eclara-
tion o= Covenants and Kestrictions oz -cne Properi:y Gc,i?~i s' ns~o~:ia--
tion and said Purchaser assumes the obligations as to the Property
Owners' Associ.ation as to his condoninium parcel. Purchaser conf irr.is

attaclled thereto, and the con.mon expenses and the sur,?s due under the
