In the e~•ent Le~sor shall fail or refuse to make such repair~ or replacements. Lessee may do so and ~ieduct the cost thereof from rentals due or to become due under this lease. In the e~ent of destruction of or ~ damage to the demised improvements or personal property caused b~~ fire or actian of the elements, and if ~ ~ I,essor fails to rebuild or repai* within sixt~• (60) days after such de~truct?on or damage, Lessee shall have the i .~dditional nption of terminating this lease b~ notice to I.essor; and if such option i~ exercised, Lessee shall be ~ ~ relieved from ail obligations hereunder except for rent which ~hall have accrued prior to the date of the ~ ` ciestruction or damage.
