Purchaser, by acceptance and execution of this Receipt,
acknowledges that this Pur~hase of a conciominium unit at OCEAN ;
VILLIIG~ OF IIUTCiIItJSOP7 ISLl12JD is subject in every respect to the °
Declaration of Condominium as to the condomiriium in WI11C}1 ~11S unit ~
is located and ~xhibits attached thereto, including but not limited =
to (,~h~~1?er the same are attached to the Declaratian or referred to ~
therein), the ny-La~~s of th~ Association, Articles of Incorporat~on, i
the Rules and Regulations, copy of projected operating budget, cony
of sales brochure and floor plan of apartment purcl:~sed by Purchaser,
and all Amendments to the aforesaid Declaration and Exhibits and the
Articles o~ Incorporation, By-Laws and Dcclaration of Covenants and
Restrictions of the Prop~rty O~~ners' Association; and Purchaser
further acknowledges receipt of and readin_q and examination of said
Ueclaration, its ExhiUits, and budget, sales brochure and floor p~an,
and acknot~ledges that each and every provision of the foregoing is
essential to the successful operstion and management of tne Condo-
minium property and is in the best interests and for the benef it of
all the owners therein. Purchaser and all owners of parcels in the
aforedescribed Condom~nium covenant and agree to abide by each and
every provision oL said Declaration of Condominium and Exhibits
attached thereto. Purchaser hereby ratifies and confirms and approves
all of the terms and provisions of said Declaration of Condominium
I and Exhibits attached thereto, and agrees that the assessment under
' the Property Oc,mers' Association documents referred to above and the ~
provisions thereof are reasonable, fair and equitable, and said Pur- j
chaser acknowledges and confirns that the Declaration of Covenants ~
and Restrictions of the Yroperty O:aners' Association has encumbered ~
and inpressed a lien upon the Condominium parcel being conve~~ed.to ;
Yurchaser, as securitv £or his obligations undcr the ~:ai1 Declara- j
tion oi Covenants and Kestrictions or tne Property U~~r,cts' r,ss~ci~~-
tion and said Pcrchaser assumes the.obligations as to the Prop~rty
Owners' Association as to his condominium parcel. Purcha~er conf irr.?s
that all ~~arranties, representations and in3ucements if any, are as
contained ia the aforesaid Declaration of Condo:niniw~n and Exhibits
attached thereto, and the comma~~ expenses and the sums due under the
Property Owners' Association and other charges are estir:tated only.
