immediate repair of said bu;ldings or the immediate repayment of the debt hereby secured, and the failure of the mortgagors $
to comply ~vith said demand of the Association for a period of Thirty (30) days, shall constitute a breach of this mortgage, ~
and, at thc option of the Association, im~ediately mature the enGre amnunt of grincipal and interest hereby secured, and the ~

5. This modgage contract provides for additiocwl advances ~vhich may be made at ihe option of the assoeiation and
secured by this mortgage, and it is agreeci that in the event of such advances the amount may be added to the mortgage debt
; and shall increase the unpaid balance of the note hereby secured by the amouat-of such advance and sl~alt be a part of said
~ note indebtedness under all the terms of said note and this contract as fiilly as if a new such note and contract were executed
:~nd delivered. M additional advance agreement may be given and atcepted for such advance and prnvision may be made for
ciifferent monthly payments and a diEferent interesc rate and other express malifications of the contract, but in all other respects
ihis contract shall remain in full force and effect as to said indebtedness, including all advances. ~
- 6. If any of the sums of money herein referred to be not prompdy and fully paid within Thirty (30) days next after
the same severally come due and payable, or if each and every the stipulations, agreement, conditions, and covenants of said
€ promissory note and this deed, or either, are not dnly performed, complied with and abided by, ihe aggregate svm mentioned
x in said pmmissory note and any other amount or amounts added to the mortgage indebtedness under the terms of this mortgage
shall beeome due and papable forthwith or thcreafter at the option of the Association, as fuDy and completely as if said aggregate
sum of money was originally stipu]ated to be paid on such day, anything in said promissory note or herein to the contrary not-
~vithstanding.
7. To deliver to the Association, on or before ~farch 15th, of each year, tax receipts evidencing the gayment of all law•-
- fully im~ taxes for the preceding calendar year, to deliver to the Association receipts evldencing the payment of all liens
for pnb '~mprovements within ninety (90) days after the same shall hecome due and payable, and to pay or diccharge within
ninety (90) davs after due date, any and all governmental ]evies that may be made on the mortgaged property, on this mortgage
