~ WITNESSETH, That if the Buyers shall first make the payments
and perform the covenants hereinafter mentioned on their part to
be made and performed, the Sellers, their heirs, executors,
administrators and assigns hereby covenarit and agree to convey
by warranty deed to the Buyers, their heirs, executors, aclmin- ~
