2. The Mortgagee may. at hia option. and without waiving his right to accelerate the indebtedneaa bereby secured
aad to forecloae the same, pay either before or sfter delinquency any or all of those certain obligationa required by the
terma hereof to be paid by the Mortgagor for the pmtection of che mortgage eecurity or for the collection ot the indebted-
aesa hereby secured. All-sums so advanced or paid by the Mortgagee ahall be charged into the mortgsge aa;ount and
become an iategral part thereof. aubject in all respecte to the terms. conditions. and covenants of the aforesaid promis-
sory note. and thie mortgage. ae fully and to the same estent ae though a part of tbe original indebtedness evideaoed by
said note and aecured by thja mortgag~e~ ezoepting hoarever. that eaid auma ahall be repaid the Mortgagee forthwitb upon
its demand aad be in eddition to the regular monthly installm~ts provided by the mortgage note.
3. Tbat t6e abatract or abatracts of title covering the mortgaged proparty shall at all timee. during the life of this
mortgage~ remain in poaseeaios~ of the Mortgagee and in event of the foreclosure of thie mortgage or other transfer of title
to the mottgaged property in e~ctinguiahmeat of the indebtednees eecured hareby, all right, title sad intsrest of t6e Mott-
gagor in aad to any auch abstracte of title ahall paas to the purchsaer or grantee.
To the ~tent of the indebtedneas of the Mortgagor to the Mortgagee described herein or seciued l~er~y. the
Mortgagee ie 6ereby subrogated to the lien or liens and to the rights of the ownera and holdera tbereof of each and every
mortgage. lien or other incumbrance on the land deecn'bed herein which ia paid and/or satia5ed. in whole or in part. out
of the prooeeds of the loan described herein or aecured hereby. and the respective liena of said mortgagee. liens or other
incumbrancee, shall be and the same and each of them hereby ia preserved and ahal! paaa to and be held by the Mortgages
