ASSIGNMENT OF LEASES, RENTS AND PROFITS
THIS ASSIGNM~NT, Made thia 20th day of August., 1975, by and
between EDEN PARR MANAGEMENT, INC., a corporation, party of the
first part, to FIRST FEDERAL SAVINGS AND LOAN ASSOCIATiON OF FORT
PIERC$, Florida, party of the second part,
WITNESSETH: ~
For value received and as additional security for the loan
hereinafter n~entioned, the party of the first part hereby sells,
transfers and assigns unto the party of the second part, its
successors and assigns, all the right, title and interest of the
party of the first part in and to the rents, issues, profits,
revenues, royalties, rights and benefits, from the following
described property situate in St. Lucie County, Flo ida, to-wit:

Beg nning at the intersection of the South li e of
Easter Avenue and the East line of Block 3 of I~AFOND
SUBDIVISION, as per Plat thereof recorded in Plat Book
8, page 12, public records of St. Lucie County, Florida,
run thence South 3°13' East, along the East line of
said Block 3 of Lafond Subdivision, 273.35 feet to
the Southeast corner of said Block 3, and the North line of
Easter Terrace; thence South 89°58' East, along the North
line of Easter Terrace, 302.10 feet to the West line of
South 13th Street, said point beirig 25 feet Westerly of
the centerline of existing pavement on South 13th Street.;
thence North 2°34' West, along the West line of South 13th ,
Street, 273.22 feet to the South line of Easter Avenue; - ;
thence North 89°58' West, along the South line of Easter
Avenue, 305.19 feet, more or less, to the Point of Beginning;
subject to an easement and right-of-way covering the Westerly
6 feet of the Northerly 136.35 feet thereof. The same being a
part of the East 1/2 of the Northeast 1/4 of the Southwest 1/4
of the Southeast 1/4 of Section 9, Township 35 South, Range
40 East, in the City of Fort Pierce, St. Lucie County,
Florida

plat thereof recorded in Plat Book 8, page 12, of

OF FORT PIERCE, Florida, its successors and assigns, all leases of
' said premises naw made, whether written or verbal, or to be hereafter
~ made, be the same written or verbal.
AND the party of the first part does hereby authorize and
empower the said FIRST FEDERAL SAVINGS AND LOAN ASSOCIATION OF
FORT PIERCE, Florida, its successors and assigns, to collect the ~
~ said rents, issues, profits, revenues, royalties, rights and benefits,
~ as they shall become due, and does hereby direct each and all of the
~ tenants of the aforesaid premises to pay such rents as may now be due
~ or shall hereafter become due to the said FIRST FEDERAL SAVINGS AND
~ LOAN ASSOCIATION OF FORT PIERCE, Florida, its successoxs and assigns,
~ upon demand for payment thereof. It is understood and agreed,'however,
~ that no such demand shall be made unless and until there has been a
~ default in the payment of the indebtedness secured by the mortgage
