- The Homeowners Association can asseas, in addition to
the above ~10.00, amounte neceasary to provide utility servicea
~ includiog, but not limited to, garbage collection and sewage
disposal.
The Someovimers Association can further charge interest
at 10~ per annum, plus a late charge o~ $1.50 for late payments
due hereunder or under paragraph 10, hereof.
The Homeowners Asaociation shall have a lien oa the
unit of any member who lails to pay aay asaessment whea due for
the amount of the assessment and any late charge and interest.
Said lien shall attach immediately upon the payment not being
made when due, but shall be inferior to any liens under para-
graph 10 hereof.
12. No trucks, or other commercial vehicles with a rated
load capacity of one (1) ton or more shall be permitted to be
parked ia WINDMILL VILLAGS BY T~ S$A, UNIT 2, for a period of
more than four (4) hours, unless the same is present and necessary
in the actual construction or repair of any building.
_ 13. Al1 garbage and trash containers, oil tanks, ~tater
pumps aad tanks, and bottle gas tanks muat be underground or place
in aralled-in areas in order that they will not be visible from
surrouading properties. No unsightly structure shall be permitted
~or this purpoae, and all such structures must be approved by the
~omeowners Association.
14. There is hereby reserved to the Grantor, its successors
and asaigns, a utility easement over the rear 6 feet of the lot
being conveyed hereby. The rear of the lot shall be deemed the
portion of the lot furthest from the street line.

; 15. Grantee herein, by acceptance of this Deed, shall be-
` come a member of Homeowners Association. Such membership shall
~ automatically pass to anq grantee, assigns, successor or heir
upoa their acquiring title to the property herein coaveyed.
Resignatioa a8 a member will not affect any obligations by Grantee
under the provisioas of this Deed.
16. All leases, initially for a period of over oae year, or
which extend over one year by renewal or tenancy at will or suffer
ance, shall require approval of Homeowners Asaociation. If the
original lease is over one year, the approval shall be before the
lease is executed. If the initial lease is less than one year,
but coatinues as aforesaid, over one year, the approval shall be
~ obtained within 30 days after the first year has eapired. The
Homeowners Aseociation approval will not be arbitrarily or un-
- reasonably withheld. The Homewowners Association will approve or
disapprove a lease withia 30 days of the time of receiving such
request, supported by such information as it may reasonably
; require. If Homeowners Association does not approve or disapprove
~ the application within that period of time, it shall be p"resumed
~ _ the application was approved.

~ 17. In case the grantee, their heirs, legal repre8eatatives,
succeseors or assigas, shall violate, or fail to carry out aay or
all~of the stipulated conditions, proceedings to enforce complianc
