At Mortgagee's option, Mortgsgor will pay a"Iste chsrge" not eaceeding four per centum (4%) oi any instatl-
ment when paid more than fitteen (15) da~ys sfter the due date thereoi~to cover the extn expense involved in
handling delinqusnt psyments~ but such `lste charge" shall not be payable out of the praceeda of any sale
made to sstiafy the indebt~dness secured hereby, unless such proceeds are su~cient to deschuge the entire
