18 hereof or abandonment of the Property, ha~•c thc right to collect and mtain ~uch rents as tt?ey become due and

' Upon acceleration under parngraph l8 hereof or abandonment of the Property, l.ender shall be entitled to
have a receiver appointeci by a court to enter uPon, take ~ossession of and ~nanage the Property and to collect the
rents of the Property, including those ~~ast due. All rents collecteci i~y tl~e receiver shall l~c applied first to payment
of the costs of management of the Propert~y and collection of mnts, including, 1~ut not limiteci to, receiver's fees,
premiums on receiver's bonds and reasonable attorney's fces, and then to the sum.s rseecured by this ~iortgage. The
receiver shall be liable to account only for those rents actually received.
21. Futur~ Advances. Upon request by Borroaer, I.ender, at I.cnder's option within twenty year3 from the
date of this ~iortguge, may make Future Acivances to BorroH ertSucl~ Future Advances, a ith interest. thereon, shall
be secured by this 1~iortgage when evidencecl by rromi~cory notcs stating that said notes are secureci hereby. At no
time shall the principal amount of tl~e indebtedncss securnci l~v this iiortgagc. not includinq sums advanced in
