trators, or assigns, the sum of SIXTY THOUSAND AND NO/100 ~

($60,000.00) DOLLARS, and interest thereon according to the
terms of a certain promissory note and Mortgage executed this
day by the said party of the first part, a copy of which note
is hereto attached and made a part hereof, and further shall `
perform and observe all the covenants, agreements, and condi-
tions herein contained, then this indenture shall be void;
otherwise to remain'in full force and effect.
4. And the said party of the first part, for itself ,
its executors, administrators, and assigns, doth further
covenant with the party of the second part, its executors,
administrators, and assigns, as follows:
a. To pay the said sum of SIXTY THOUSAND AND
NO/100 ($60,000.00) DOLLARS, and interest thereon, as the
same shall become payable.
b. To pay all taxes and assessments levied or
assessed on the said premises or any part thereof immediately
,
i upon the same becoming due or payable, and to produce the
receipts for_such payments to the said party of the second
part, or its executors, administrators, or assigns.
c. To pay the said annual rent of $2,400.00 per
year for the balance of the initial lease tern? and any renewal
thereof , by the said indenture of lease reserved in accordance
with the terms and covenan ts therein contained, and to observe
and perform all the other covenants, agreements and conditions
in the said indenture contained on the part of the Lessee

~ therein to be observed and performed, and to keep indempified

the said party of the second part, its executors, administra-
tors, or assigns, against all actions, proceedings, costs, claims,
