bed premises and/or sell the leased premises hereby assigned

the purchaser agreeably to the statute in such case provided,
and out of the moneys arising from such sale to retain the

ed, all such sums as shall have been by it or them paid for
insurance, repairs, taxes, an d assessments and rent, with int-

shall then be due under the terms of this Mortgage, together with
the costs an d charges of such foreclosure, including an attorney's
fee, and to pay the overplus, if any, to the said party of the
first part, its executors, administrators, or assigns.
