monthly installments (or any pro rata portion thereof) shall be
paid to the Sublessor simultaneously with the execution and de-
livery of this Sublease.
(a) Any increase over the 1974 real estate taxes dur-
ing the term of this Sublease and any extension thereof shall be
paid by Sublessee.
(b) Sublessee shall pay all sewer, water, electricity ~
and similar utility charges pertaining to the premises.
(c) In addition to the aforesaid base rental. Sublessee
shall pay to Sublessor an amount equal to the percentage rental
required under the Prime Lease, such amount to be paid on the '
same date as the said percentage rental shall be required to be
paid.
2. The said premises shall be used only as a general mer-
chandising business; provided, however, that no pharmacy shall be
conducted on the premises, except that Sublessee shall be permitted
the sale of not more than one hundred (100) health and beauty aid
; products.

~ 3. The Sublessee shall not assign the term hereby demised,
~ nor suffer or permit it to be assigned, by operation of law, or

~ otherwise, nor shall the Sublessee let, underlet, or permit the

~ said premises, or any part -thereof, to be used by others for hire

without approval of Sublessor, which approval shall not be un-
reasonably withheld.
4. (a) Except as otherwise specifically provided herein,

~ all the terms and conditions, rights and obligations as contained

~ in the Prime Lease attached hereto as Exhibit "A" are hereby
~
~ imposed upon, assumed and adopted by the Sublessee as if the
~
~ Sublessee were the lessee in said agreement. Except as set forth
~
~ in paragraph 4(b), below, Sublessor assumes no obligations of the
Landlord under the Prime Lease, and makes no covenants or repre-
~ sentations in connection therewith.
