Except for obligations of Sublessor's Landlord as pro- vided in the Prime Lease, Sublessee agrees, at its expense, to maintain all portions of the premises and to make all repairs, structural and ordinary as well as extraordinary, in and about the premises necessary to preserve them in good order and condi- tion, and shall not have any obligation with respect to such repairs and maintenance. Sublessee shall also maintain in good condition~any signs, awnings or other appurtenances attached to the premises. Sublessee shall make emergency repairs if neces- sary to safeguard life.or property. 9. (a) In the.occupancy or operation of the premises, Sublessee agrees to protect and save Sublessor harmless from any and all claims of others for injuries to persons or property arising out of such occupancy or operation, including reasonable attorney's fees. (b) Sublessee agrees to maintain, at its own expense, during the full term of this lease, a policy of public liability ; and property damage insurance with a reputable company authorized f to do business in the State of Florida, in which policy Sublessee ~ E t ~ and Sublessor shall be named as coinsureds, and to furnish Sub- ~ ~ lessor current certificates evidencing the existence of such ~ . insurance which will provide for no cancellation without ten (10) days notice to Sublessor. Such policy shall provide coverage in ; ~ an amount not less than $300,000/$500,000 for personal injury and ~ ~ ` $100,000 for property damage. ~ ~ 10.
