In the event that there shall be a conflict between the provisions of the Prime Lease and this ; Sublease. the provisions of the Sublease shall prevail. ~ ; 11. The failure of Sublessor to assert any legal right ! hereunder shall not constitute a waiver of its right to enforce the same at any later time. 13. (a) At the expiration of the tenancy created hereun- der, whether by lapse of time or otherwise, Sublessee shall surrender the premises in good condition and repair, reasonable wear and tear excepted. - (b) If Sublessee is not indebted, directly or indi- rectly, to Sublessor or its corporate affiliates, and has per- formed all of the covenants and agreements herein, Sublessee shall have the right at the termination of the lease to remove all furniture, fixtures and equipment installed on the premises and owned by Sublessee; provided, however, that Sublessee shall i restore any damage to the building as the result of such removal. f j 14.
