site" to the Southwest corner of said "barn site", thence East
on a line as measured 92°52' from the point of beginning a
distance of 150 feet along the Southerly boundary of said "barn i
site" to the Southeast corner of said "barn site", thence South ~

and perpendicular to the township line a distance of 65 feet,
thence turn right at a 90° angle and run West a distance of
199.75 feet to a concrete monument, thence turn right at a
90° angle and run North and perpendicular to the township
line a distance of 225 feet, thence turn right at a 92°52'
- angle and run East a distance of 50 feet to the point of
beginning.
The real property as above described is conveyed SUBJECT TO
the following:
1. That certain mortgaqe from Whitaker Groves, Incorporated,
a Florida corporation, to The Federal Land Bank of Columbia,
Columbia, South Carolina, in the original principal sum of
$425,000, dated August 23, 1973, recorded in O.R. Book 218,
page 762, public records of St. Lucie County, Florida, and hav-
ing a principal balance as of the date hereof of $421,401.45;
which mortgage the qrantee hereof, by acceptance of this con-
veyance, assumes and agrees to pay.
2. Easements for roads and canals dated and recorded respec- -
tively as follows: June 20, 1961, O.R. Book 12, page 513;
June 20, 1961, O.R. Book 12, page 534; December 30, 1961, O.R.
Book 28, page 585; May 7, 1962, O.R. Book 36, page 132; all
references being to the public records of St. Lucie County,
Florida. -
3. A one-half interest in and to all oil, gas, sulphur and
other minerals and mineral rights reserved by George F. Bensel
and Ernestine Bensel, his wife, as set forth in that certain
warranty deed recorded in Deed Book 158, page 49, public records
of St. Lucie County, Florida, and a partial release thereof,
~ recorded in O.R. Book 11, page 662, of said St. Lucie County
public records. -

The real property as above described is conveyed TOGETHER WITH
