such Counterplaintiff's bid with its total sum, with interest ~
and costs accruing subsequent to the dates specified in this
judqment, or such part of it as is necessary to pay the bid in
full. ~
~ (.16) On filing the certificate of title, the Clerk shall
distribute the proceeds of the sale,.so far as they are sufficient,
by paying:
1. Al1 of TRI-COUNTY ACCEPTANCE CORPORATION's costs.
2. Documentary stamps affixed to the certificate.
3. TRI-COUNTY ACCEPTANGE CORPORATION's attorney's
fees.
4. The total sum due TRI-COUNTY ACCSPTANCE CORPORA-
TION, less the items paid, plus interest at .the
rate prescribed by law from September 25, 1975,
~ to the date of the sale.
5. Retaining any amount remaining pending further
. order of this Court.
(17) On filing the certificate of title, plaintiffs, counter- ~

defendants, ALLEN DAVID BLAQCERflY.and LOIS V. BLACKERBY, his wife,
and all persons~ claiming under or against them since the filinq of
~ the notice of lis pendens are foreclosed of all estate or claua in
i the property, and the purchaser at the sale shall be let into
j possession of the property.

~ (18) Jurisdiction of this action is retained to enter further
i
orders as are proper, including, without limi.tation, writs of
• assistance and deficiency judgments.

(19) Any relief sought by any party in this action not
~ specifically granted in this judgment, be and is hereby denied.
~ (20) Each party. is to bear its own costs, except as provided

~ for specifically herein. ,
