VII. MAINTSNANCE, OPERATION AND MANAGEMENT ~ OF THE CONDOMINIUM The Condominium Association shall maintain, operate and manage the Condoaninium as a first-class residential coimaunity, ~ and shall do and perform any and all acts and thinqs necessary or desirable in order to provide pleasant, quiet and enjoyable living for the owners of apartments therein. The Condominium Association shall maintain in good condition and repair at all times, all Common Elements, the surfaces of all balconies, terraces and patios, and all parking areas, even though privately-owned or reserved for private use, all exterior doors and windaws, any property now or hereafter owned by the Condominium Association, and any additional property which must necessarily be maintained by the Condominium Association in order to preserve the neat and orderly appearance of the common elements.
