VIII. . ~SIDENCY REGtJI~ATTONS .
A. ~ Use of P~etriises .
1. Apartments shall be used as a residence only
for the personal use of the a,iner thereof a~nd his imnediate family,
or for the use of authorized lessees~as hereinafter provided, and
not for any business or commercial use Whatsoever. A~ter notice
to the Condominium Association, guests may occupy apartments on a
~ free basis for a reasonable time. Notwithstanding the foreqoing,
it is understood and agreed that this provision is not intended
to limit in any way the use of any apartments by the Developer for
so long as Developer is the owner of any apartments in this condo-
minium, and specifically Developer is authorized to use apartments
for sales or other business purposes in connection with the develop-

ment of the condominium.
2. Owners shall neither make, nor permit by their
guests or invitees, any improper, offensive or unlawful use of any
property comprising the condominium; nor shall awners make, or
permit their guests or invitees, any use which may be iniurious to
the reputation of this condominium. .
3. Except as otherwi.se provided, each awner
shall keep and maintain the interior of his apartment,.the interior
of exterior doors, and all fixtures, appliances and equipment

; located in the apartment (but not of necessity a part of the common

~ elements) and air conditioning equipment or other equipment fix-

~ tures or appliances~reserved exclusively for the apartment in

; good condition and repair at all times, and each awner shall keep

i and maintain his parkinq space and balcony neat and orderly at all

; times, anL free of any combustible materials.

i . 4. The apartment and limited comnan elements of
an owner shall not be used or altered in any manner so as to increase
; total assessments of the Condominium Association, nor shall any

structural alterations of any nature be made without the express
