confirming the fulfillment of the above requirements and'shall be
recorded in the Public Records of St. Lucie County, Florida.
In no event shall this Declaration be amended in any
manner which shall divest any owner and holder of an institutional
mortgage, or any Condominium Parcel owner o~ any vested right of a
readily ascertainable value without first obtaining the consent of ~
the owner an~ holder of. any such institutional first mortgage or _
any such Condominium Parcel owner whose interest is so affected,
and in no event shall this Declaration be amended in any manner that
~
- -will reduce or limit the rights or authority of the Developer of the -
Condominium nor shall ARTICLE X-of this Declaration entitled
"Insurance - Destruction of Premises" be amended without the
written consent of the record owners of all mortgages and Condo-
~minium Parcels in the Condominium. ' . ~
XIII. INVALIDITY • '
The~invalidity of any provision of this Declaration
or part thereof, shall not affect the validity of the remaininq
portions of the Declaration. ~

XIV. DEFAULT
In the event of the default of an owner b_y .failure of
i compliance with the provisions of this Declaration, the Certificate

; of Incorporation, By-Laws and/or the House Rule of the Condominium

E Association, as any of the same may be amended from time to time,

E ~ the Condominium Association may bring an action for damages aqainst

€ the defaulting party and/or may compel compliance in~a Court of
