Purchaser, by acceptance and execution of this Receipt,
acknowledges that this purchase of a condominium unit at OCEAN
VILL?1G~ OF IIUTCHINSON ISL~1tdD-~s :subject in every respect to the
Declaration of Condominium as to the condominium in which his unit
is located and ~xhibits attached thereto, including but not limited
to (whether the same are attached to the Declaration or refcrred to
therein), the By-Laws of the Association, Articles of Incorporation,
the Rules and Regulations, copy of projected operating budget, copy
of sales brochure and floor plan of apartment purchased by Purchaser,
and all Amendments to the aforesaid Declaration and Exhibits and the
Articles of Incorporation, By-Laws and Declaration of Covenants and
Restrictions of the Property Owners' Association; and Purchaser
further acknowledges receipt of and reading and examination of said
Declarat3on, its Exhibits, and budget, sales brochure and floor plan,
and acknowledges that each and every provision of the foregoing is
essential to the successful operation and management of the Condo-
minium property and is in the best interests and for the benef it of
all the owners therein. Purchaser and all owners of parcels in the
aforedescribed Condominium covenant and agree to abide by each and
every provision of said Declaration of Condominium and Exhibits
attached thereto. Purchaser hereby ratifies_and confirms and approves
all of the terms and provisions of said Declaration of Condominium
and Exhibits attached thereto, and aqrees that the assessment under
the Property Owners' Association documents referred to above and the
provisions thereof are reasonable, fair and equitable, and said Pur-
chaser acknowledges and confirms that the Declaration of Covenants
and Restrictions of the Property Owners' Association has encumbered
and ir~pressed a lien upon the Condominium parcel being conveyed to
~ Purchaser, as security for his obligations under the said Declara-
tion of Covenants and kestrictions of the Property Owners' Associa-
tion and said Purchaser assumes the obligations as to the Property
Owners' Association as to his condominium parcel. Purchaser confirms
that all warranties, representations and inducements if any, are as
contained in the aforesaid Declaration of Condominium and Exhibits
attached thereto, and th~ common expenses and the sums due under the
Property Owners' Association and other charges are estimated only.
E No warranty or guaranty is made or intended, nor may one be relied
except where the same is specifically warranted or guaranteed in
said Declaration of Condominium and the Exhibits attached thereto.
