If they are not pranptly paid the Mortgagee a~ay pay them without waiving the

at the same rate as specified in that note, shall also be secured by this Mortgage.

3. To commlt, permit, or suffer no waste, impairment or deterioration of i
the mortgaged property.
4. To pa~y all expenses~reasonably incurred by the Mortgagee because of fail-
ure of the Mortgagor to canply Nith the agreements 1n that note or this Mortgage, in-
cluding reasonable attorney's fees and title ss~r~hes. The cost thereof, Nith in-
terest thereon fran the day of payment at the same rate as specified in that note,
shall also be secured by this Mortgage.
5. Not to convey all or any portion or interest in the mortgaged property
without the prior written consent of Mortgagee.
6. If any payment provided for in that note is not paid within 30 days after
it becomes due, or if any agreement in this mortgage other than the agreement to make
the payments~ls breached, the entire unpaid principal balance of that note shall 1m-
mediately becane due at the optian of the Mortgagee and Mortgagee may foreclose this
mortgage in the manner provided by laN, and have the mortgaged property sold to
saLisfy or apply an the indebtedness hereby secured.
" 7. The rents and profits of the mortgaged property are also hereby mort-
gaged and if proceedings to foreclose this mortgage shall~ be instituted, the court
having~3urisdiction thereof should appoint a recelver of the mortgaged property
and apply those rents and profits to the indebtedness hereby secured, regardless
of the solvency of the Mortgagor or the adequacy of the securit~r.
